We offer a No Sale – No Fee agreement which means that we undertake all marketing without it costing you a penny until we have succeeded in achieving a sale that you are happy with. When sale contracts have been signed, we will charge a pre-agreed fee plus VAT, not payable until after completion.

Buyers like to see the property they are buying, although the way a house is staged and presented can make a big difference. Many improvements are free or relatively cheap to do, we can give free advice on this at the valuation appointment.

The time a house takes to sell is not always a primary motivator for house sellers, more important factors can be price, quality of buyer and finding the right home to move to. We would then produce a draft brochure for your approval and then sit on it until you are ready. During this time we may shortlist potential buyers, you can view property yourself and then we can launch your property to the market in a matter of minutes once you find a house to buy!
We realise that finding the right property to move to is a difficult thing to do. Afterall, a home is so much more than bricks and mortar. If you find a house to buy and it is subject to selling your own, you may have already adopted the ‘Low Key’ method of sale mentioned in our help guide, but if not we can usually list a house for sale within 24/48hrs. It is a good idea to find out how much you have to spend, by getting a valuation of your current home, getting pre-approved for a mortgage with one of our partner mortgage advisors and then search for your next property. Once you submit an offer you can instruct your solicitor to act on your behalf in the conveyancing process, complete the mortgage application, instruct a survey and let the professionals do the work. Upon signing of contracts all dates will be agreed where the exchange of contracts usually happens a week or so before the completion (moving) day!
